Conveyancing is the legal process by which the transfer of ownership in land is devolved safely between a buyer and seller. Conveyancing involves carrying out all steps necessary to transfer the title of the property from one person to another, or the granting and discharging of a constraint on a property such as a mortgage.

Our conveyancers are appointed at the time of sale – which in Dubai is created by a Memorandum of Understanding (MOU). Once an MOU has been signed by both the Buyer and Seller, a conveyance brochure will be given to both parties which will contain various items such as timescales and documents required from each party in order to affect the legal transfer for the ownership of title.

Power Of Attorney (POA)

JK Properties can act as your limited POA if the Buyer, Seller, Lender or Developer is unable to personally attend at the transfer, NOCs and/or settlement this extends from local power of attorneys’ at Dubai Courts to any power of attorney that can be used anywhere in the world and originate from anywhere.

Document Attestation

We arrange all overseas documents to be attested and notarized by the Ministry Of Foreign Affairs according to UAE law and UAE foreign policy. This ranges from companies that are based anywhere in the world and hold assets in the UAE to Power of Attorneys’ from anywhere in the world which can be validated to be used in the UAE for the transaction.

Financial Settlement & Mortgage Discharge

We facilitate the full settlement and discharge of your mortgage at all UAE based banks as well as offshore entities, we have built relationships with many of them and can have the mortgage settled within the shortest amount of time. We will also discharge your mortgage with you at the developers office and the Dubai Land Department.

No Objection Certificate

An integral part of any transaction based in the UAE is the confirmation from the master developer and sub developer that the seller has the right and has all clearances in place to sell the property to a new party. We have relationships with all developers and can get the NOC done as quickly as possible. Service charges and any maintenance charges are all taken care of before transfer in concluded.

Property Transfer & Title Deed Services

Once everything has fallen into place the Land Department is the next stop whether we need to collect an old title deed, discharge a mortgage or complete the transaction. With a vast knowledge of the Land Department and the relationship with the employees inside we can facilitate the transfer quickly and effectively.
